Super ghetto now. Mostly renters who let properties go. Gun shots all the time. Glad I moved. The HOA is horrible. They don’t do anything for the community. Maybe try using the annual funds to clean up the properties and background check people moving in because it’s bad now.

I have owned an investment home in Cypress Bend for a couple of years now. Last year the HOA was mailing all correspondence to the tenant rather than me. My $331 dues quickly turned into over $600 when the association finally contacted me at my residence.
I did refuse to pay the legal fees and requested the send the bill to my home...
Yesterday 2/11/20 I was preparing my tax returns and came across their billing statement from the year before and realized the bill was due again. I went to my tenant and found numerous letters from Cypress Bend. I called and asked why they were still mailing to the wrong address. The reply was a clerical era! They still want all the previous legal fees and the new ones for this year!
If you believes they could manage Cypress Bend along with several others properties simultaneously, good luck with your new home!
