Please refraining from buying GFO homes.

I am a home owner for 2 years now.
Their workmanship is terrible. Warranty is Terrible.
Check the pics attached to see how the house has been handled. Good luck with warranty after you hit the 1 year mark.

Exercise extreme caution before signing.

Marbella as community is good but GFO as builder sucks. Floor plans are good which is why they get sold quick but I see quality issues everywhere and no real ownership on warranty piece. Warranty management is poor. I created issues to fix for over 6 months and still no solution to them have been delivered.

We built a home with GFO in Marbella last year and definitely have mixed reviews.

Overall, the final product you get is really nice, but it was VERY painful to get to the end. We never felt like our Sales person Cindy had our best interests in mind, and would just say anything to push us away and get us off her plate. There were at least a dozen errors on our floorplan/paperwork and any time we tried to get clarification it was like pulling teeth.

We were one of the first to build in Marbella and GFO was working through trying to find the right trades. For instance, the framers did a really poor job framing our house with a lot of sloppy errors that you would not expect on a home at this price point. GFO then admitted they fired the framers because they were so bad, but when we brought up issues it was just framed as us “complaining” as homeowners.

We brought up multiple issues throughout the build process that were always excused for, but there was never an apology or proactive response from GFO throughout the process.

The most impactful issue was when we told the builder that they framed our bathroom 14 inches too short, and they did not listen to us and even threatened to “fire us” basically say if we were not happy we could walk away.

When it was time to final close, our tub was way too tight in the bathroom due to the 14 inch difference and all the builder could do was offer a small adjustment at closing.

This was not the first home we had built, and we definitely get that things happen during the construction process. We were never upset at any of the issues throughout the build, we were annoyed and upset that GFO would not listen to us and anytime we brought up an issue it was “well you can walk away if you want to.” They never just wanted to fix the problem and make it right. How can you frame a bathroom 14 inches too short, and then try and blame the homeowner?!

Also, the final cleaning was the worst job I have ever seen. The cleaners were still there AFTER we closed and got our keys. They were literally pressure washing in sandals with no effort, and the interior cleaners could not get mud out of the carpets. We were just so done with GFO we decided to clean it ourselves.

The warranty process has also been mediocre at best. We closed with contingency items on our list that took months to get resolved after closing. With other builders, you usually have a dedicated warranty person you can reach out to, but currently with GFO the warranty rep is also the builder Project Manager trying to finish new homes (so you will always take a backseat).

Marbella is a great neighborhood with great views and neighbors. Overall, the GFO homes and floor plans are great, but those leading the effort in this neighborhood might have you second guessing your purchase.

I’ve been living here in a GFO home for more than 4 months now. Love the quality of the house. Kudos to Jay, the builder, always responsive and provides a great customer service. Overall, I strongly recommend purchasing a house with GFO as the plans are luxury built
