Like so many others here I have had a horrible experience with Meritage. Our balcony was not water sealed correctly and all of the underneath supporting structure was rotten and collapsing. This occured within the warranty period offered by Meritage. The warranty customer service is a nightmare. Very slow to respond. Finally got my ticket elevated to management and it got worse from there. Accused me of not properly maintaining my home when I provied proof otherwise. They also sent out a third party engineer to assess the home and they said the structure was not correctly waterproofed. This was their own engineer. Still they refused to honor their warranty. I had to cover the entire replacement of my balcony myself costing $30k. This company is not interested in honoring their warranty. I delt with the VP of the Austin region Travis S. After I sent him pictures of the damage once we removed the trim and stucco for demo it showed very clearly all of the water damage we suffored. He then ghosted me and has not responded since. Stay away from this builder.

I purchased a home in December of 2021 and it has been nothing but issues from the beginning. I wish I had used my intuition to back out of the sale and lose my $5,000 deposit.

From the customer experience and my sales rep completely ignoring me and doing the bare minimum to the manager who was supposed to be trusted to take care of my home completely ignoring the progress, resulting in issue after issue being exposed conveniently after the two year mark. I shouldn’t be having to fix so many issues on a newer home and have already been out thousands to fix the poor drainage in the exterior.

To start, when I moved in my AC and sprinkler system wasn’t working or properly connected. I’m lucky it wasn’t the middle of summer, but I was gaslit the entire process and even getting them to come fix those things after I moved in was pulling teeth. One of the sprinkler system tree soakers wasn’t even installed, resulting in my tree dying and having to fight them to replace it.

They use the cheapest materials possible and hide it under the disguise of “smart home” and “eco.” My entire house also had Sheetrock done lazily and messily, so I’m going to have to spend so much money getting it repaired where it’s starting to fail.

There was paint splatter all over the flooring where they didn’t cover and I still am finding paint specs to pick off the floor. When I would point out issues during the process they would tell me “this is just how it is” but I can tell you it’s not. They just don’t want to do it.

Recently I also had a small leak that is inside my wall under a window that had been there since the beginning due to the continuous sheet rock issue, but they completely ignore me. Dealing with their warranty department is even worse. I could go on and on, but there isn’t enough characters in this review.

I will never, ever recommend or buy another Meritage home ever again.

Wrote a review a month ago that got me 'some' attention- and after begging for assistance on 2 issues that were the last of my warranty work ( I own 2 homes in the Shadowglen neighborhhood)- I resolved 1 issue MYSELF by begging a really great Vendor to assist me because I was between a rock and a hard place.
The Customer Care Manager called me and said they would help facilitate getting someone from CASA mechanical the company that does all Meritage Plumbing and AC work- t come out, ( one of the few people who responded in a timely fashion from Meritage) the man did come out from CASA and did a test for this water leak- and said the washing machine drain was clear...perhaps it was our sprinkler system- IT IS TURNED off at the street- and there's still a large wet spot of water on the side of our house. I spoke to CASA again last week and the woman there suggested CASA send out their AC-tech to check the AC drain, but that MERITAGE would need to request it.
I sent a text 2 Saturdays ago to our customer care person assigned to us. NO REPONSE- 10 days ago- so LAST TUESDAY on the 29th I sent an email to the Customer Care Manager explaining I needed assistance, and have NOT HEARD A WORD BACK. No auto email saying- I'm away, or when I might hear back. THEY have no concept of Customer Service at all. COURTESY has gone out the window- and apparently the MANAGEMENT of this company must not care either- they are just too big for themselves. SAVE YOURSELF FROM HEARTACHE by not doing business with MERITAGE. ( ps I work in Construction, it is fraught with delays, products that fail etc...which is WHY YOU SHOULD BE EVEN MORE attentive to timely responses to your existing customers!!)

I have been trying to get assistance for weeks now- leaving messages and texts and emails and NO ONE CARES….this is the WORST CUSTOMER CARE YOU CAN ASK FOR…IF YOU WANT TO BUY A HOME AND GET THE WORST EXPERIENCE possible then- go with Meritage….they are VERY AWFUL at even understanding what customer care is all about. I own 2 homes in the Shadow Glen community and you would think they should care if they want to continue selling homes….thei si just my first google review….maybe they will call me- maybe not…..

We have been in our Meritage Home for almost 3 months. Pete( Salesman)was helping and responsive at first & it made us feel good with the process. Then we had Yvonne Slaughter (Lending Officer) taking care of everything else. It went smoothly initially. However, Be aware that they are helpful and responsive in the beginning, however if you need something after, you don’t get help from them. The builder Andrew V doesn’t have many answers when you ask him and that’s absurd. Then I got an email from Yvonne for clarification and no response a month later! Please purchase somewhere else! Meritage/Waterstone and Loandepot not worth it! Please make and take this big investment elsewhere!

Run screaming. Look at their BBB at their corporate headquarters. Great sales process and it stops after that. They build an awful home. Cut all kinds of corners. You are better off with DR Horton or Lennar.

This is our second Meritage home and I regret buying from them again. It was made aware upon installation that the counters in one bathroom were defective. They are aware as this problem has been reported and acknowledged yet still installed a defective product. No bc I didn’t submit my warranty claim exactly at 12 month but rather 13 months they are completely dismissing any responsibility to fix the counter as well as defective floor board and a paint job that was never completed upon moving in. Beware. Don’t agree to move in until their work is done bc they will find any way to avoid a remedy to the situation.

He helped my clients and I through the whole process and was very knowledgeable and patient. He had unwavering attention to detail and is able to talk through the process in high detail to put customers and clients at ease.

If you can have Stephen help you in whichever community he is in I highly recommend him!
